Office units at Samsung Hub and The Adelphi on the market for $30 mil
A prime office space unit at Samsung Hub on Church Street and two office units at The Adelphi on Coleman Street have been put up for sale, according to single affiliate marketer Brilliance Capital in a July 3 announcement.
Sammi Lim, founder and executive head of Brilliance Capital, claims that the individual strata titles at The Adelphi offer versatility for purchasers to sell on a piecemeal basis or rent to several tenants.
Samsung Hub is a 999-year leasehold commercial project consisting of 30 storeys. Situated within the CBD, the workplace is near primary banks and business head offices. It at the same time has a completely protected direction connecting it to Raffles Place MRT Interchange Stop.
Both real estates are allowed for immigrants to buy without paying for added customer’s and retailer’s stamp obligation.
The Adelphi is a 999-year leasehold mixed-use property development comprising a five-storey retail podium and a six-storey office block. It lies at the edge of North Bridge Road and Coleman Street, in the heart of the civic district and near the CBD. The property has adequate parking location of 382 parking area lots.
“In the medium to long-term, there may also be potential for a collective sale exit. We assume keen attention from owner-occupiers, discerning small companies, private wealth entities, and family offices centered on long-term wealth safety,” she adds.
The Samsung Center workplace unit stands on a high storey and takes up 3,595 sq ft. The unit will most likely be sold with existing tenancy and is available on a personal treaty basis. The office features a column-free and regular layout. It has a guide fee of $4,350 psf, or around $15.6 million.
The two adjoining commercial strata workplace units at The Adelphi are located at the top level of the building. The units measure 2,034 sq ft and 2,852 sq ft. They provide a reception place, an open office space, separated offices, boardroom, a cupboard area, discussion area and storage sector. The units have a combined overview price of $14.4 million, or $2,950 psf. They can be sold together or independently.
