URA proposes new residential sites in Sengkang, Woodlands and Bukit Panjang, up to 14,000 new dwellings

Five land parcels were rezoned as part of the most recent amendment to URA’s Master Plan 2019. Three of the spots reside in Sengkang, one in Woodlands and the other in Bukit Panjang. The modifications are “to assist in residential project that will support the interest for real estate in the places and also enable more citizens to have simpler easy access to amenities and public transportation, claims URA.

The easternmost parcel also includes a limited site zoned for residence, a different place for a park, and a suggested area zoned for health and wellness and healthcare. The sites in this parcel might be developed higher on average than the previous site, with a bigger gross plot proportion of 4.0 or 4.2.

The western parcel is recommended to be zoned as a pure non commercial area (based on detailed outlining). Huttons’ Lee believes the westernmost location in Fernvale can house an MRT station for a brand-new line spreading from Woodlands to Greater Southern Waterfront and passing through Sengkang. If so, the brand-new stop will serve the upcoming suburb in Fernvale. “However, it may take years for thorough preparation on the new line to be realized,” he includes.

Some other residence growth places in the area include those on Anchorvale Road, which could produce between 6,000 and 7,000 brand-new houses, includes Lee. Thus, anywhere from 10,500 to 12,000 brand-new homes could possibly be provided in Sengkang in the coming future, consisting of executive condos and personal housing.

The parcels in Sengkang remain in the Fernvale subzone, bounded by the Tampines Expressway to the North, Sengkang West Drive to the East, Fernvale Street to the South and Jalan Kayu to the West. 2 roads separate the 3 parcels. “The Fernvale area is an extension of Sengkang town and brings locals closer to Seletar Aerospace Park,” says Lee Sze Teck, senior director of information analytics at Huttons Asia.

The three parcels in Sengkang have the possible to be developed into a total of 4,500 to 5,000 brand-new homes in the future, Lee estimates. He believes the household units may be a mix of HDB, executive condos (ECs) and private real estate.

The inner spot includes pockets of residential areas, a proposed site for a park, and a suggested area for a place of worship. Most of the sites in this parcel are going to have a gross plot ratio (GPR) of 3.9 or 4.2.

2 other parcels of land re-zoned for domestic property development are at Woodlands Drive 17 and Bukit Panjang Ring Road.

On the other hand, the site at Bukit Panjang is currently inhabited by Beacon Primary School. Lee estimates that the location could produce 900 to 1,000 residence units and most likely be new Built-to-Order condos.

The land parcel at Woodlands rests opposite the Singapore Sports School and can yield 1,000 houses, according to Lee. Reverse the roadway, a government land sale (GLS) location at Champion’s Way was marketed for $904 psf per story ratio in September 2023 to City Developments Ltd. The site can be turned into a 350-unit private household project.
